Start with the source, building type, and decision-makers
A single-family loss can often be scoped with the owner on site. Multi-unit and managed properties need the building contact, affected and adjacent spaces, access rules, shutoff location, occupant restrictions, and the people authorized to approve work. Providing that information on the first call reduces delay.
Keep utilities and restoration responsibilities separate
Lower Merion Township publishes resident resources for public safety, utilities, sanitary sewer, and permits. A public main break, shared-building line, private plumbing failure, roof opening, or sewer backup may require a different source-control party. Restoration addresses the affected interior and documents the building conditions.
Plan drying or cleaning around the actual assembly
Plaster, drywall, wood flooring, resilient flooring, cabinets, masonry, and insulated cavities do not respond the same way. The scope should identify affected layers, contamination, access, and the evidence that will support drying completion or material removal before reconstruction.
